Hoboken apartments price reductions

This is the Hudson County MLS (Hudson County Multiple Listing Service) Hoboken apartments price reductions during the week that ended April 29.

There were eight Hoboken apartments the reported reductions last week.

Among the standout Hoboken apartments price reductions is an offering at 1015 Washington St.the Canterbury Court. The Canterbury court is one of Hoboken’s rare prewar elevator buildings. This listing MLS number 110004142 is a one-bedroom one bath 756 ft.² home with some very nice molding details and in very nice overall shape. The current  price is$349,000 down fro. $355,000.

At the same price we have MLS number 110003859 also a one bedroom one bath 720 ft.² home the very lovely 1114 Park Ave. This home as described is an exceptionally well renovated garden unit that also offers an extra room that can be used as an office or a nursery. The renovated kitchen has  marble counters and backsplash installed  to complement the stainless steel appliances. The complex also offers  an outdoor in-ground pool, exercise room, additional storage and laundry room. At the current price of  $349,000 the home is offered for $20,000 less than its initial offer price of $369,000, making it a very attractive stand out of the Hoboken apartments price reductions from last week.

At just $1000 higher we have MLS number 110004529 located at 259 12th St. This  is the lowest priced two-bedroom two-bath all of last week’s Hoboken apartments price reductions.  If you like exposed brick walls you are going to love this living room. The apartment looks to be very nice shape with very well maintained floors. The residence is  very bright thanks in large part to a living room with  windows on both the west side of the apartment, the front of the building,  and also benefiting from a courtyard facing window bringing  in eastern light,  and if that’s not enough there’s a nice big bright skylight over what is now used as a dining area.

The kitchen has stainless steel appliances in the apartment spends 764 ft.² Making this a very desirable Hoboken apartment is also the fact that the heat and how water are included in the maintenance and also that the building is FHA approved. The apartment is now offered at $350,000 down $9000 from the previous offer price of $359,000.

In the neighboring building  5712 Street there is a similar apartment that also had a price reduction down to $369,000  from 379,000. This unit has undergone a more extensive kitchen renovation and it also has granite countertops as well as big bright windows and skylight.

Moving on to the bigger Hoboken apartments that reported price reductions we have MLS number 110003139 located at 727 Monroe Ave.this is a 1200 ft.² two bedroom two bath home spanning 1200 ft.² As expected the home has a very nice open kitchen with black granite countertops stainless steel refrigerator and a four seat breakfast bar. There is a large skylight over the breakfast area as befits a  top floor Hoboken Penthouse. Both bedrooms are spacious especially the master bedroom with the en suite master bath. Being a newer building this home offers central air-conditioning washer and dryer in the unit as well as a common gym. The list of amenities is rounded out by the  common yard with tables, barbecue area and a putting green. Another very desirable feature for is a deeded interior parking space. Currently offered at $499,900 the apartment is about $15,000 lower than the previous offer price of $515,000. This is truly one of the outstanding Hoboken price reductions of  last week.

The second highest priced Hoboken apartments that offered a  price reduction last week was listing number 110000315 at the famous Maxell Place, Hoboken’s most desirable community. This home located in the 1125 Maxwell Lane building is described as  having one bedroom one bath as well as a  den currently used as a baby’s room. Like all Maxwell Place homes this one is impeccably finished with granite counters custom cabinets and stainless steel appliances. A very sought after feature of this apartment is that unlike many Hoboken apartments this one has a deeded parking spot. And finally the last of the Hoboken apartments price reductions from last week is truly something special that is rarely available for sale . MLS number 110003282 located at 422 Hudson St. is truly unique among the Hoboken apartments currently available for sale. The location speaks for itself and the apartment well matches its excellent location. This is a three-bedroom two-bath duplex spanning over 1700 ft.² of interior living space. However that’s only half the story because it also offers a fantastic 800 ft.² roof deck with incredible Stevens Park, River, and Manhattan skyline views. The apartment has been renovated in a very grand manner. The bright and spacious living room has a nonworking brick fireplace along with impeccably finished flooring. The kitchen has custom cabinetry black granite countertops and professional grade cooking range as well as an convection wall oven and double size refrigerator all stainless steel. The home also has central air conditioning, laundry in the unit and additional basement storage.
