<p>Apparently Hoboken didn&#8217;t get the memo about the Dog Days of summer. The pace of sales in Jersey&#8217;s most active real estate market didn&#8217;t miss a beat and 61 happy buyers had a meeting of the minds with 61 happy sellers and 61 homes were sold in Hoboken New Jersey in August 2011. Adding to the excitement is the fact that seven of the apartments were reported sold at or above the offer price.</p>
<p>The top three most expensive home sold in Hoboken New Jersey for the month of August were homes at 1025 Maxwell Lane</p>
<p>The most expensive of the bunch being , unit number 801. The 2000 ft.² home is a two bedroom two bath apartment that sold for $1,590,000 after being on the market at the current price for 21 days. The selling price represents a 7.8% discount to the offer price of $1,725,000.</p>
<p>Second place was captured by unit 1106 also 1025 which sold for $812,000, a 2.7% discount to its $835,000 asking price and 4.4% lower than his original asking price of $850,000. This unit  a 1300 ft.² home was on the market for 96 days. The home featured a private balcony with direct views of lower Manhattan and South Hoboken</p>
<p>Third-place was unit 415 also at 1025 Maxwell Lane which sold for $805,000 just 2.4% less than the asking price of 825,000 after being on the market at this price for just 12 days. Spanning just over 1300 ft.² the home is a two bedroom two bath corner apartment with a deeded indoor parking spot and a private balcony.</p>
<p>The highest price paid above the offer price was at 304 Hudson St. MLS number 100006019, which sold for $459,000 a 2% increase from the offer price of $450,000. The home is a 1000 ft.² duplex roof deck located just a short walk from the Hoboken path.</p>

<p>This is the Hudson County MLS (Hudson County Multiple Listing Service) list of<strong> Hoboken apartmetns June sales</strong></p>
<p>July was Hoboken&#8217;s breakout month for a year. With 81 apartment sold July was by far the busiest month in quite a number years, and in dollar terms at over $40.4 million in July was also a volume leader. Of the apartment sold a whopping 12 apartments, almost 15% of the apartment sold, sold at or above the asking price. I can&#8217;t remember the last time we are such a wonderful month in Hoboken.</p>
<p>The highest price per square foot,at $673 per square foot was paid for MLS number 110003282 at 422 Hudson St. This is a truly unique home with fantastic location spanning about 1720 ft.² and the new owners will also enjoy 1200 ft.² deck. The property is described as having undergone a $150,000 renovation including a professional chefs kitchen and bathrooms.</p>
<p>At the other end of the spectrum the lowest price per square foot was unit number 4 at 315 Monroe Street, a sprawling 1400 ft.² three bedroom two bath home with the terrorists granite countertops stainless steel appliances and roof rights as well as additional storage space in the basement sold for just under $246 per square foot<strong>.</strong></p>
<p>The overall highest price paid for an apartment in Hoboken New Jersey in July 2011 was unit number three at 703 Adams St. would sold for $1,316,500. At 2600 ft.² this home change hands at $506 per square foot a 9% premium to the average price for the month. the home sold for very close to the offer price, they just under 1.7% lower than the offer after having been on the market for 70 days.</p>
<p>Two of the top five most expensive apartments sold for the month were at 1025 Maxwell Lane unit number 406 sold for $1,150,000  a unit number 1106 sold for $812,500. The latter is a one bedroom plus den unit described as having natural southern exposure and a private balcony with Matt views. The more expensive your number 406  spans just under 1900 ft.² and is described as a two bedroom plus den bus media room &#8220;that can be easily used as a 4th bedroom.&#8221;</p>
<p>There was  another home that sold int the Maxwell Place Complex this one at  at 1125, unit 514 which is ,a  1100 ft.² one-bedroom plus den with one en suite bath and  another half bath and also has a deeded parking. This home sold for $590,000 or approximately $521 per square foot. At that price the home sold for just about 4.7% below the offer price of $619,000 and about 14% lower than its initial offer price of $684,900. This home spend 99 days on the market.</p>

The average size for the apartmetns with the lowest price per square foot is actually smaller than the average, at 1200 square feet but they are by no means small. For the<strong> Hoboken  Best Price Per Square Foot Two Bedroom Apartments </strong>, unlike for  their counterparts  in Downtown Jersey City, location, not just geographic but the building itself, seems to play a bigger role.  Sure this makes a lot of sense and once again it proves that the &#8220;market&#8221; knows where to price a home better than any one single person</p>
<p>Unlike in Jersey city there is no 3000 square foot seven figure property on the <strong>Hoboken Best Price Per Square Foot Two Bedroom Apartments</strong> list but on the other hand there are a couple of what can be considered entry level homes on the list. So if f you are  looking for a two bedroom starter home in  home in Hoboken   this is very good place to start your search as it will give you a good  way to compare what, if any, additional value more expensive priced  units have to offer. I assumed that the list would be split between entry level apartments which by definition would have a lower price per square foot, and the really large and expensive behemoths which just by virtue of sheer size would average out to a lower price per square foot. Well, you know what they say about assumptions and this is no different.  As you can see below the list is populated by apartmetns at just about all prices ranges sizes and locations within Downtown Jersey City. It was indeed a pleasant surprise

<p style="text-align: left;">What isn&#8217;t surprising is that the averages for these two apartments compare much more advantageously, from a buyers point of view, to the rest of the market. These apartmetns are bigger are listed for lower prices and are spending less time on market than the average of the two bedroom apartments currently listed in Downtown Jersey City.</p>

<p>I really didn&#8217;t know what to expect when I decided to put this list together. I assumed that the list would be split between entry level apartments which by definition would have a lower price per square foot, and the really large and expensive behemoths which just by virtue of sheer size would average out to a lower price per square foot. Well, you know what they say about assumptions and this is no different.  As you can see below the list is populated by apartmetns at just about all prices ranges sizes and locations within Downtown Jersey City. It was indeed a pleasant surprise

<p style="text-align: left;">The list does have a 3000 square foot seven figure property at 108 River Street, as well as a $199,000 home which is priced at about $182 per square foot. If you are  looking for a two bedroom home in Downtown Jersey City this is very good place to start your search as it will give you a good way to compare what, if any, additional value more expensive priced units have to offer.</p>
<p style="text-align: left;">What isn&#8217;t surprising is that the averages for these two apartments compare much more advantageously, from a buyers point of view, to the rest of the market. These apartmetns are bigger are listed for lower prices and are spending less time on market than the average of the two bedroom apartments currently listed in Downtown Jersey City.</p>

<p>Inquiries  for <strong>Hoboken 2 bedroom apartments  with parking</strong> are probably the  most frequent  request I get and understandably so. While the new Municipal Meters have made the parking situation on Washington street measurably better parking in the rest of Hoboken is still a challenge. To that end I&#8217;m publishing this list of the currently available Hoboken 2 bedroom apartmetns with parking. Now identifying apartmetns &#8220;with parking&#8221; isn&#8217;t as straight forward as it should and some of these units have &#8220;parking available&#8221; and some have &#8220;&#8216;parking included&#8221; so you really have to just take them on a case by case basis and find something suitable-<span style="text-decoration: underline;"> and yest you should call or text me at 201.562.6850 to help you with this.</span></p>
<p>Interestingly enough all those on are list are actually two bedroom two bath apartments</p>
<p>A quick comparison  of what&#8217;s available vs last month&#8217;s sales of two bedroom apartmetns  ( both with and without parking) show us that the numbers for apartmetns with parking are not as high as one might think. Obviously the maintance is higher but that does include the parking in most instances and the average difference is just $34.  I don&#8217;t need to remind anyone that you can&#8217;t find any kind on monthly parking for $34 dollars anywhere on the Gold Coast never mind in Hoboken.  So if parking is of utmost importance to you then give me call or text me at 201 562 6850 and I&#8217;ll be delighted to show you some of these properties.</p>

<p>Let’s start with what this isn’t, this isn’t a list of the least expensive <strong>two bedroom apartments in Hoboken</strong> I am working on post based on just that criteria and will publish it soon.</p>
<p><span style="color: #ff0000;"><strong>Correction!</strong></span> <em>I&#8217;ve found out that  one of the apartments on our list is incorrectly  classified as a &#8220;two bedroom&#8221; when in fact it is a one bedroom that may be converted into a two bedroom. We&#8217;ve replaced it with mls# 110009297, 700 1St. Street unit 3P</em></p>
<p>This is a list of what I believe to be the<strong> Hoboken Two Bedroom Apartments Top 10 Best Values</strong></p>
<p>The list is highly subjective and is my own  pinion.  The  price per square foot was a very important criteria but there were many others. Outdoor space was a very important one as well as location and proximity to the the Path or Ferry- in general, location was probably in second place behind price per square foot.   I was very careful to  consider  taxes as that can really put a crimp in the affordability of a home. Some homes indicated that they were appealing taxes however until that&#8217;s successful I can&#8217;t add them to the list.</p>

<p>In general I did eschew the homes with higher taxes but some may think that one or two that made  the<strong><strong> Hoboken Two Bedroom Apartments Top 10 Best Values</strong></strong> list should not be on there because of the tax issue. I fully sympathize with that point and maybe we&#8217;ll do a future post containing a list of the lowest tax apartments in Hoboken.</p>

<p>This is the <strong>Hudson</strong> County <strong>MLS</strong> (<strong>Hudson</strong> County Multiple Listing Service) list of <strong>Jersey City Apartments June Sales.</strong>40 apartment sold in <strong>Jersey</strong> City in the month of June to be very much in line with expectations. Of the apartment sold three of them sold at or above the offer <strong>price</strong>. The apartments sold showed a very consistent cross section of the market indicating strong interest at all price levels. Geographically buyers seemed to be equally as impartial as homes sold pretty evenly trought the Downtown region.&nbsp;&nbsp;The highest <strong>price</strong> per <strong>square foot</strong> paid in June for an apartment in downtown <strong> </strong> City was $646 per <strong>square foot</strong> for unit number 3010 and 77 <strong>Hudson</strong><strong>MLS</strong> number 11003110. That home is shown as a two bedroom two bath apartment with a total area of 1007 ft.². The closing <strong>price</strong> was $691,000 just over 9% lower than the offer <strong>price</strong> of $760,000, and it so that the being on the market for 48 days.<span class="youtube">

If you aren&#8217;t familiar with the building , it is the newer construction on the east side of Hamilton Park. McWilliams Place is the small about two block long street that formes that eastern border of Hamilton Park between 9th Street  street to the North and 8th to the South  by At 1472 ft.² the home sold for $516 per <strong>square foot</strong> just over 14% higher than the average <strong>price</strong> per <strong>square foot</strong> for the month. At its selling <strong>price</strong> of $760,000 the home change hands for 3.8% discount to its offer <strong>price</strong> of $790,000 after being on the market for 217 days.<br />
