Analysis of Hoboken Apartments sold in April

This is the Hudson County MLS (Hudson County Multiple Listing Service) list of Hoboken Apartmets sold during April 2011 The strong Spring selling season continues in Hoboken. In April 47 homes were sold for a total of just over $22 million Of all the Hoboboken apartments sold in April one stands out for a very particular reason. MLS number 110000621 at 1026 Washington St. sold for more than the asking price.

HOBOKEN APARTMENTSApril sales

The reported selling price is $192,500 versus the reported asking price of $172,500 representing an 11% premium. Another property space MLS number 110001289 located at 119 Madison St. sold at the asking price of $489,000. The most expensive property for the month was purchased at 425 Garden St., the very successful Garden Street Lofts. Garden Street lofts has carved for itself a very exclusive niche in the Hoboken apartments universe.MLS number 10001554 unit number 3B/302 was purchased at $1,200,000. At that price the home sold at a 6.4% discount to its offer price and a 6.4% discount to its original offer price of $1,282,500. However it still commanded a very strong 31% premium to the average price per square foot of the  Hoboken apartments sold in April 2011. The numbers come out to approximately $582 per square foot. hree-bedroom two-bath and one half bath beauty. Designed in the same spacious and bright layout that is so characteristic of Garden Street lofts the home features, as expected, the original 11 feet concrete ceilings and a verysleek Italian Valcucine kitchen centered around a six burner Wolf range and Viking white color. Filter fresh air as well as central air-conditioning and heat round out some of the features. The second most expensive property was MLS number 100015341 at 1025 Maxwell Ln. This home sold at $848,000 roughly a 3.1% discount to its asking prices of $875,000. This price point represents almost a 40% premium to the average per square foot price paid for apartments in Hoboken New Jersey last month. The south facing unit is a two bedroom two bath 1360 ft.² home who’s wall of windows does well to showcase the views over Hoboken Elysian Park and oblique views of the River and Manhattan skyline. Maxwell Lane is legendary for their amenities which includes shuttle to Path, rooftop pool, Club Maxwell,  gym and children playroom. A parking spot is also included in the price.

Two Hudson Tea homes round out the top four. MLS number 10015341 at 1500 Hudson St. sold for $825,000 a 5.2% discount to the offer price of $870,000 and just over 41% premium to the price per square foot pay for  Hoboken apartments during the month of April. By this criteria this apartment commanded the highest price per square foot in Hoboken for last month. The two bedroom two bath loft encloses approximately 1310 ft.² which classifies it as among the biggest units the building offers. This particular one unit number 6I offers drop dead gorgeous direct views of the Manhattan skyline River and of course the Empire State building.
