This is the Hudson County MLS (Hudson County Multiple Listing Service) list of Hoboken apartmetns June sales

July was Hoboken’s breakout month for a year. With 81 apartment sold July was by far the busiest month in quite a number years, and in dollar terms at over $40.4 million in July was also a volume leader. Of the apartment sold a whopping 12 apartments, almost 15% of the apartment sold, sold at or above the asking price. I can’t remember the last time we are such a wonderful month in Hoboken.

The highest price per square foot,at $673 per square foot was paid for MLS number 110003282 at 422 Hudson St. This is a truly unique home with fantastic location spanning about 1720 ft.² and the new owners will also enjoy 1200 ft.² deck. The property is described as having undergone a $150,000 renovation including a professional chefs kitchen and bathrooms.

At the other end of the spectrum the lowest price per square foot was unit number 4 at 315 Monroe Street, a sprawling 1400 ft.² three bedroom two bath home with the terrorists granite countertops stainless steel appliances and roof rights as well as additional storage space in the basement sold for just under $246 per square foot.

The overall highest price paid for an apartment in Hoboken New Jersey in July 2011 was unit number three at 703 Adams St. would sold for $1,316,500. At 2600 ft.² this home change hands at $506 per square foot a 9% premium to the average price for the month. the home sold for very close to the offer price, they just under 1.7% lower than the offer after having been on the market for 70 days.

Two of the top five most expensive apartments sold for the month were at 1025 Maxwell Lane unit number 406 sold for $1,150,000  a unit number 1106 sold for $812,500. The latter is a one bedroom plus den unit described as having natural southern exposure and a private balcony with Matt views. The more expensive your number 406  spans just under 1900 ft.² and is described as a two bedroom plus den bus media room “that can be easily used as a 4th bedroom.”

There was  another home that sold int the Maxwell Place Complex this one at  at 1125, unit 514 which is ,a  1100 ft.² one-bedroom plus den with one en suite bath and  another half bath and also has a deeded parking. This home sold for $590,000 or approximately $521 per square foot. At that price the home sold for just about 4.7% below the offer price of $619,000 and about 14% lower than its initial offer price of $684,900. This home spend 99 days on the market.
