This is the Hudson County MLS (Hudson County Multiple Listing Service) list of Hoboken apartments sold in May including both condominiums and coops however it does not cover Hoboken apartments sold by owner or those sold by developers and not reported to MLS. WOW,  May was truly a blockbuster month for Hoboken. There were 78 Hoboken apartment sold in May the strongest month in quite a few years not only that but price performance was also spectacular. And apartments sold at or above the offer price least you think that they were all priced significantly below the average per square foot price for a month note that all of those 10 four of them were sold above the average price per square foot for the month. This mean what? Well I’m not sure, I’m not sure if this means that there is a bottom place or maybe prices are reflecting the public’s hope for near future however I’m sure that I rather have this than the opposite. By that I mean weak activity and everything in sight selling lower than the offer price.  Here is another tidbit of data that should give us a minimum of direction, the average this count the offer price for the month was just 2.7%! That just about half the discount of what we’ve seen in quite some time and maybe even a couple years or so.

The highest price of all the Hoboken apartments sold in May was at 609 Observer Hwy. the Vesta lofts unit 504. I’ve shown this unit a couple times and it really is what they Hoboken Penthouse should be. It is a spectacular 2300 ft.² duplex with the kind of quality construction and not easily found in new buildings. It has a terrace of the living room, lots of windows lots of sunlight, as you you would expect from a south facing apartment and a parking spot. The penthouse offers three bedrooms and three baths and wide open floor plan on the living room floor as well as one parking spot. It so that $880,000 just $19,900 below its offer price which would make it about 2.2% discount to the offer price, and about 14.7% lower than the average price per square foot for the month of May.

Hoboken apartments sold in MaySecond place for the month belongs to another duplex this one in 815 Washington and invest how familiar it should that is the Josephine and is the row-house that anchors the northernmost end of the most often for graphs row-houses in Hoboken.
