Apparently Hoboken didn’t get the memo about the Dog Days of summer. The pace of sales in Jersey’s most active real estate market didn’t miss a beat and 61 happy buyers had a meeting of the minds with 61 happy sellers and 61 homes were sold in Hoboken New Jersey in August 2011. Adding to the excitement is the fact that seven of the apartments were reported sold at or above the offer price.

The top three most expensive home sold in Hoboken New Jersey for the month of August were homes at 1025 Maxwell Lane

The most expensive of the bunch being , unit number 801. The 2000 ft.² home is a two bedroom two bath apartment that sold for $1,590,000 after being on the market at the current price for 21 days. The selling price represents a 7.8% discount to the offer price of $1,725,000.

Second place was captured by unit 1106 also 1025 which sold for $812,000, a 2.7% discount to its $835,000 asking price and 4.4% lower than his original asking price of $850,000. This unit  a 1300 ft.² home was on the market for 96 days. The home featured a private balcony with direct views of lower Manhattan and South Hoboken

Third-place was unit 415 also at 1025 Maxwell Lane which sold for $805,000 just 2.4% less than the asking price of 825,000 after being on the market at this price for just 12 days. Spanning just over 1300 ft.² the home is a two bedroom two bath corner apartment with a deeded indoor parking spot and a private balcony.

The highest price paid above the offer price was at 304 Hudson St. MLS number 100006019, which sold for $459,000 a 2% increase from the offer price of $450,000. The home is a 1000 ft.² duplex roof deck located just a short walk from the Hoboken path.

Hoboken Apartments August Sales

Coming on the heels of may’s  record setting performance,  Hoboken apartments June sales were again tremendously strong. 73 apartments were closed in June just about neck in neck with the banner month that was May.

This month however prices were measurably higher with the average apartment changing hands at $511,400 compared to a May price of $491,000. This 4% increase is nothing to sneeze at especially considering that the average size for the apartment sold in may was about 20 ft.² higher than the average size of 1072 ft.² sold in June.

Also higher with a number of apartments that sold at or above the offer price there were 13 such apartments in June one more than in May.

It is arguable that the numbers may have been skewed  by the top two sales actually by the top three sales, the top two being at 225 River St. the W hotel and the third-place being 1025 Maxwell Lane.

The most expensive apartments sold in Hoboken New Jersey in June 2011 were units 2604 and 2501 both at 225 River St. which as you know is the W hotel.
Located high on the 26th and 25 floor respectively  these very unique Hoboken apartments  each spans 1900 ft.²  and are listed as having  two bedroom two baths, a half bath,dining room and balcony overlooking the Hudson River and Manhattan skyline. Of course the new owners will have  access to the world-class amenities available in the W hotel.
At their selling  price of roughly $1.74 million the homes sold at  about $916 per square foot which is just slightly more than double the average price per square foot of the other apartments sold in Hoboken in the month of June.

2501 sold at  12.8% discount to the offer price of $1.99 million and 2604 sold at a 17% discount to its offer price ot just over $2 million. The homes were on the market for 144 and 115 days respectively

Third-place, that is the third most expensive of the Hoboken apartments June sales, is unit number 302 at 1025 Maxwell Lane. This 1600 ft.² home is a corner unit on the South East corner of the building with two bedroom two bath and a corner terrace.  Changing hands at just under $1.32 million of the home has been sold at just 2.5% discount to its asking price of $1.35 million and about 9% more than his original asking price.

Worth noting is MLS number 110005278, unit 3K at 900 – 912 Jefferson St. The reason we are mentioning this home is not its $13,000 a year tax bill but rather because this home topped the charts as the highest price paid above the asking price of all the Hoboken apartmetns June sales. The home change hands at a whopping 5.3% higher than the offer price. At $790,000 this 1651 ft.² home sold for roughly $479 per square foot representing a very healthy 7% premium to the average price per square foot paid in Hoboken in the month of June. The home as described is a three-bedroom three baths dining room living room and kitchen home and includes “and in law suite”. The in laws can also have their own parking spot is this unit comes with two of them.

This is the Hudson County MLS (Hudson County Multiple Listing Service) list of Hoboken Apartmets sold during April 2011 The strong Spring selling season continues in Hoboken. In April 47 homes were sold for a total of just over $22 million Of all the Hoboboken apartments sold in April one stands out for a very particular reason. MLS number 110000621 at 1026 Washington St. sold for more than the asking price.

The reported selling price is $192,500 versus the reported asking price of $172,500 representing an 11% premium. Another property space MLS number 110001289 located at 119 Madison St. sold at the asking price of $489,000. The most expensive property for the month was purchased at 425 Garden St., the very successful Garden Street Lofts. Garden Street lofts has carved for itself a very exclusive niche in the Hoboken apartments universe.MLS number 10001554 unit number 3B/302 was purchased at $1,200,000. At that price the home sold at a 6.4% discount to its offer price and a 6.4% discount to its original offer price of $1,282,500. However it still commanded a very strong 31% premium to the average price per square foot of the  Hoboken apartments sold in April 2011. The numbers come out to approximately $582 per square foot. The home is a sprawling 2000 square-foot t

hree-bedroom two-bath and one half bath beauty. Designed in the same spacious and bright layout that is so characteristic of Garden Street lofts the home features, as expected, the original 11 feet concrete ceilings and a verysleek Italian Valcucine kitchen centered around a six burner Wolf range and Viking white color. Filter fresh air as well as central air-conditioning and heat round out some of the features. The second most expensive property was MLS number 100015341 at 1025 Maxwell Ln. This home sold at $848,000 roughly a 3.1% discount to its asking prices of $875,000. This price point represents almost a 40% premium to the average per square foot price paid for apartments in Hoboken New Jersey last month. The south facing unit is a two bedroom two bath 1360 ft.² home who’s wall of windows does well to showcase the views over Hoboken Elysian Park and oblique views of the River and Manhattan skyline. Maxwell Lane is legendary for their amenities which includes shuttle to Path, rooftop pool, Club Maxwell,  gym and children playroom. A parking spot is also included in the price.

Two Hudson Tea homes round out the top four. MLS number 10015341 at 1500 Hudson St. sold for $825,000 a 5.2% discount to the offer price of $870,000 and just over 41% premium to the price per square foot pay for  Hoboken apartments during the month of April. By this criteria this apartment commanded the highest price per square foot in Hoboken for last month. The two bedroom two bath loft encloses approximately 1310 ft.² which classifies it as among the biggest units the building offers. This particular one unit number 6I offers drop dead gorgeous direct views of the Manhattan skyline River and of course the Empire State building.

We just finished the final report for last  month’s  Hoboken Apartments  based on data from  the Hudson County MLS (Hudson County Multiple Listing Service) list of Condo and Co-ops sold during  the month of Decmeber 2010 in Hoboken New Jersey.

December was a busy month for real estate agents in Hoboken NJ. A whopping 54 units closed in Hoboken and as of this writing there are 100 Hoboken Apartments under contract (as indicated by MLS) !

The highest selling condominium for December was MLS # 100011640 at 517 Adams Street, The Manors, which sold for $1,185,000. Spanning 2275 square feet the unit has three bedrooms, three baths and a large terrace . There is also parking available for purchase at cost of $30K  plus the additional maintenance and charges.

The unit sold at a 6% discount to the average price per square foot and 1.2% discount to the asking price of $1,199,000. Castiron Condos Hoboken

Second place was taken by an apartment that ranked high on my favorites list, MLS # 100009820 at the Cast Iron condos, 610-612 Clinton St. The 2 bedroom, 2 bath duplex with soaring 15’ ceilings spreads out over 1820 Square feet. The terrace is a great feature as is the deeded parking and, of course, the private elevator which opens right into your living room!

Hoboken Apartments November Sales

This is the Hudson County MLS (Hudson County Multiple Listing Service) list of Condo and Co-ops sold during the Month of November 2010 in Hoboken New Jersey

There were 46 apartments sold in Hoboken in November representing just over $24 million dollars of real estate.

On the inexpensive sside  654 square feet sold at 1212 Washington for about $180K. The price represents  more than 20% discount to the offer price of $229K and by far the biggest discount ot the offer price for any apartment sold in Hoboken in November 2010

On the high end was 125 Maxwel lane followed by 829 Washington and 1500 Garden street.

125 Maxwell Lane unit 736 sold for $1,63, 4840 a discount of 2.7% form the asking price of  1,679,995. The home is described as a 1225 square foot two bedroom two bath unit which also has an indoor parking space.

502 Observer Hwy Hoboken NJ

Analysis of the  Hudson County MLS (Hudson County Multiple Listing Service)  Condo and Co-ops sold in Octoebr 2010  in Hoboken. 

A total of 52 units were reported as sold in Hoboken during the month of October. The highest price sold was MLS# 100008301 ,  at 502 Observer Highway  (between Jefferson and Madison). The 3 level townhouse spread out over 3600 square feet was on the market for just 43 days at its offer price of $939K. The property however has been listed for a heck of lot longer but let’s just go back to October of last year when the home was listed at just under $1.1 million. At the reported sold price $875K the property sold for $241.4  per square foot. As near as I can figure it out this represents the second lowest price per square foot recorded in Hoboken this year. The lowest was listing number  100000477 a 1510 square feet two bedroom two bath unit at 517 Jackson street that went for $237.7 per square foot  dollars  in September.  The surprising thing about this home is that the location is certainly within walking distance to the Path and far from being a cookie cutter bare box, the home is loaded with some of the most sought after features. Two roof decks, a two car garage and even an elevator are just some of the amenities that this home offers.  I guess we’ll have to wait and see what effect, if any , this particular sale has on the Hoboken market. Will it be a watershed moment or just a statistical anomaly- time, and the market, will soon tell.

#2 Constitution Court

This is the Hudson County MLS (Hudson County Multiple Listing Service) list of Condo and Co-ops sold during the month of September 2010 in Hoboken.

Looking for a penthouse in Hoboken? How about two? That’s exactly what the owners of MLS# 100002155 did. They bought penthouse 1 and penthouse 2 at #2 Constitution court put them together et voila. The result was a property that was listed for sale longer than any property that was sold this year. Sure if you check the data below you’ll see that it shows it as having been on the market for 21 days and sold for a $400K discount to its $2.6 million asking price. Reality is that the property’s initial listing was back in August ’08 at a price of $4.2 million.

By pricing the unit too high the owner managed to have the listing on the market for two years or so and sell it at about a 40% discount. The unit itself is attractive enough , and it sure is sprawling, but it’s very traditional décor is really not in keeping with the modern Hoboken vibe and it might have contributed to its extended stay on the market – it reminds me of visiting an old rich ant. On the other hand it has a terrace to die for, the location is great, and the new owners saved a bundle off the original asking price so they’ll have plenty with which to redecorate and pay the taxes- over $44K, geesh!

Hoboken, Washington Street

This is the Hudson County MLS (Hudson County Multiple Listing Service) list of Condo and Co-ops sold during the  month of August 2010        

So much for the dog days of summer! There were 48 closings in the month of August! This is in just over a square mile area! Well those of us who know Hoboken know why this is such a great town in which to live and we are not at all surpised. Of the 48 properties that were closed the one that stands out is listing number 80003240. Originally lised at 645,900.00 it sold  for $520,000.00 a $125,000 price reduction or -19.5%  Checking the other listing that sold at the Metrostop this month MLS#100005129, originaly offered at $566,000.00 changed hands at $545,000.00 representing a very resonable -3.7% drop from the asking price. This unit at 1318 was a little bigger then 80003240 so the prices are abosultely in line. I suspect ahtt the agent had to convince the seller that reality was at $520K not $645 and got the deal done for the best interest of all prties involved. - good job!         

Bidding wars?         

We had four  units that sold higher than their offer price one for as much as 2.4%!  Though I am not ready to call this a return to the hay-days of the Hoboken real estate market this is certainly a very very enocouraging step in the right diredtion – did I menbtion this was in the middle of August when the market is supposed to be very slow?  The units that sold for more than the asking price are jighlighted in green.     

High price / Low price  

822 Hudson

The highest price payed in August was liting #100004572  at 822  Hudson St. The unit was offered at  $1,149,900.00 and sold for $1,050,000.00  representing an above average price reduction of 8.7%. None the less the unit’s per square foot price was a very healthy 20% above the average price for the month  The unit is an 1876 square foot three bedroom two bath beauty in a two family home on Hudson street just slightly over a block from Elysian park. Heck the kitchen alone , pictured above , is worth the price.    

The lowest price unit is was 100003073 at 100 Clinton which changedf owners for $200,000 and $400 per square foot – yes sometimes smaller units go for a little higher per square foot price that you’d expect. The unit is a cozy 500 square feet studio on the second floor of a walk up at a great location smack dab in the middle of downtown Hoboken close to the Path and all that, congratulations to the new homeowner!

Maxwell Lane Hoboken

This is the Hudson County MLS (Hudson County Multiple Listing Service) list of Condo and Co-ops sold in July  in Hoboken New Jersey

There were 44 apartmetns reported as sold in Hoboken in July , there may have been 45 but the numbers on listing  100001814 at 88 Park are scrwey so I won;t count it, The unit is rpeorted as offered at $329K and sold at $1900. maybe it was rented, I don’t know so I’ll just omitt it.

The other 44 apartments combined to make a really stong July with average per square foot prices of $440.7 The number was brought up sgnificantly by listing number 100001522 at 125 Maxwell lane whose reported per square foot price was 49% higher than the average for the month. Without that listing the price per square foot for the month of July would have topped out at $435.7.

The Maxwell Lane listing is also the highest prie listing sold in July . It is  3 bedroom 3 bath unit stretching out over more than 17o0 square feet  at an unbeateble location.

Second place went to listing 10000222, which was clear on the other end of Hoboken at 700 First street. This one is really a unique unit. It is listed as a one bedroom penthouse sprawling over 2372 square feet of space- I kid you not. It is described as Hoboken’s biggest one bedroom and I have no reason to doubt it!

The owners of 1500 Washington unit 4L  should be very relived their property was on the market for about  250 days in the curent listing. On the other hand 1300 Grand unit 520 was on themarket for just 2 days in its current listing and 310 9th Street Unit B was listed at this price for just one day. ( Both of these units may or may not have been listed at higher prices prior to this)
