Once you do find the the gym and snake your way through the ramps and viaducts of the Peninsula, you are rewarded is with a very, very serious gym.

One thing that the out of the way location provides is space. This is possibly the only gm I’ve been to in the NYC metropolitan area where they have more space than they need! Oh yeah, there is that much space.

Hoboken Apartments November Two Bedroom Sales

There were 21 two bedroom homes sold in Hoboken in November, ranging in price from $265,000 to $830,000 and in size from 648 square feet to over 1500 square feet. Of course the numbers are less than half of what we expect on a “regular” month but unfortunately November was anything but “regular.” That 21 hardy souls actually closed on their new  Hoboken  Homes  in November is nothing short of miraculous and shows the amazing resilience of the Hoboken Market – and that’s not news to anyone. To put it quite simply when you get the bug to move to Hoboken nowhere else will quite do    Also worth noting that 3 homes, that would be 14% of the homes sold, actually sold over the asking price. Take that Sandy!

The most expensive two bedroom sold in Hoboken in November was unit #515 at the Maxwell Place complex, located at 1025 Maxwell Lane. This beautiful waterfront condo is in a great location, being within close proximity to PATH and Ferry. But the true appeal of this Maxwell Place home is the amazing view that the home offers. The home is designed with large windows surrounding the room, providing a breathtaking views of the  Manhattan skyline and the Hudson River . The home also features a refreshingly elegant, open layout.

The least expensive condo sold in November in Hoboken is located at 813 Park Avenue. The lovely condo is 650 square feet and features hardwood floors in the living room and bedroom. The  layout provides a comfortable, cozy feel.

The biggest two bedroom sold in November in Hoboken was a beautiful penthouse unit located at 833 Willow Avenue. I actually showed this home once  and the super cool feature is the elevator that opens right into the apartment. Well, I thought it was cool my clients felt otherwise. The large home spans over 1500 square feet and offers true luxury living, providing elegant amenities such as its own private elevator. The home has a huge, open layout with hardwood floors throughout. The gourmet chef’s kitchen features quartz counter-tops an all stainless steel appliances, while the elegant bathroom features a huge soaking tub, separate shower, and Italian tile.

There were 4 two bedroom home that sold for the asking price in Hoboken in November, and 3 homes that sold for over the asking price. The home that sold for the most over the asking price in Hoboken was a beautiful unit at Pembroke Place. The beautiful condo, listed at over 1100 square feet, features gleaming hardwood floors and a gourmet chef’s kitchen with cherry wood cabinets and granite counter tops. The most expensive one bedroom sold in Hoboken in October was unit #405 at 1025 Maxwell Lane. The biggest one bedroom sold in October in Hoboken was located at 610 Clinton Street. There were 34 two bedroom homes sold in Hoboken in October, ranging in price from $299,000 to $2,169,995 and in size from 537 square feet to over 1900 square feet.
The biggest two bedroom sold in October in Hoboken was also the most expensive, located at 1125 Maxwell Lane. This gorgeous home spans 1915 square feet, offering the true definition of luxury living. But the true appeal of this Maxwell Place home is the amazing view. The home is designed with large wrap around windows offering an awe-inspiring view of Manhattan and the Hudson River. It looks like Sandy is gonna be a heart breaker. If it gets really bad and your drinking water is contaminated, remember that the water in your hot water tank is potable.
You can access the water by opening the drain valve- do it slowly as water may gush out, see picture.

BE CAREFUL BECAUSE IF YOU HAVEN’T TURNED OFF THE HEAT THIS WATER CAN BE VERY HOT

So I recommend that you also turn off the heating for the tank either by lowering the thermostats if you can or by turning off the control valve. If any of these are rusted and you can’t move them then turn off the gas valve. If you do that make sure you have someone who knows what they’re doing there with you when you need to turn it all back on.

Another thing that you need to  do, probably do it now BEFORE  the water becomes contaminated, is close the cold water valve. This will prevent contaminated water from entering the tank.

If you do close the cold water valve  then don’t turn on your hot water because you’ll empty the tank. You’ll still be able to use the cold water and all the appliances, like the commode etc, that use cold water.

Local artist Mey Veral, a PRATT graduate, will be teaching the classes starting on October 17 .

There are there courses offered,  “Exploring art Through Music” for students ages 4-6   from 3:30pm to 4:15 pm, “Watercolors and Pastels “from 4:15pm to 5:15pm  for students ages 7-10 and “Adults Still Life and Figure Drawing”  from 7:30pm-8:30opm.

It looks like Mey Veral is in for a marathon session of teaching every Wednesday and we wish her the very best of luck. Why not bring the kids and check out her classes- sure you an come back and post your findings
